- How do I buy The Essential Package?.
Click anywhere in The Essential box and complete the purchase by adding it to your shopping cart. We accept Mastercard, Visa and American Express for payment. Back to Top
- How will I send and receive my package?
Once you have paid for The Essential Package and any additional items such as Education or Enhancements, our office will receive an email giving us your contact information and proof of purchase. You will then receive an email giving you access to download all the necessary forms needed to place your home on the Multiple Listing Services, Disclosures and contracts the Buyer may need. Once the forms are complete, fax them to our office and email up to 16 photos. Within 48 hours of receipt, your home will be on the Multiple Listing Services. You will then receive a package in the mail with Lockbox, Flyers Basic Contracts and the Informative Guide to Selling Your Home with any additional items from The Enhancements and Education. A Wood Post Sign and Brochure Box will be delivered to your home and placed in your yard. Back to Top
- Can I purchase items from The Enhancements during the 6 month listing period?
Yes. Click on any items and pay through the shopping cart. If you are purchasing items that need to be mailed, please allow 48 hours to process the order. If you are purchasing print marketing, the deadline for sending to print is the 20th of each month. If you are ordering online marketing, the timeframe will vary. Back to Top
- How Do I send Photos?
Photos must be sent in a compressed file with your address in the subject line of the email. Photos should be labeled by room and description if possible. Our office will select the photos that are thought to be the best. Photos can be changed at an additional charge. Errors on the behalf of office staff will be corrected within 48 hours and without charge. Back to Top
- What do I do when I get a contract has been accepted?
A copy of the signed contract MUST be faxed to our office within 48 hours of Binding Agreement Date. The contract must be complete; finance contingency, inspection period, closing attorney and closing date. If a property is sold without and Simplicity Real Estate Services was not notified, Seller has given Simplicity Real Estate Services authorization to debit the credit card on file for the required 0.12% FMLS fees and any unreturned items. - Do I have to pay a Realtor?
If the Buyer of your home has contracted a Buyer's Agent when purchasing the home, your Listing Agreement enforces payment to the Buyer's Agent. The Listing Agreement signed by the Homeowner and Simplicity Real Estate Services details the commission to be paid to the Realtor and is advertised on the Multiple Listing Services. Back to Top
- Why do I pay FMLS fees?
The FMLS fee is a charge for advertising on Atlanta First Multiple Listing Service. The fee is set as a standard charge of 0.12% of the sale price. Back to Top
- What is the difference between a Combination Lockbox and a Supra Lockbox?
The Combination Lockbox provided in The Essentials package is a 4 digit code that you can choose to advertise on the Multiple Listing Services. The Combination Lockbox comes with instructions for you to set your own code. Combination Lockboxes are accessible to anyone that is given the code.
Supra Lockboxes are electronic and can only be opened by Realtors, certain Pest Control Companies, Appraisers and Inspectors. Anyone but Realtors will need a CBS code which will be in your documents returned to you. The Supra Lockbox can be accessed by Office Personnel for security reasons. Each Lockbox must be placed where it can be easily removed once the home is sold. DO NOT attach the lockbox to a permanent fixture. Back to Top
- Can I withdraw my listing before the contract ends?
Yes. A form can be requested and sent to the homeowner to remove your home from the Multiple Listing Services. A $50 charge will be incurred to the homeowner for the service. Back to Top
- What do I do if I want to hire a Full Service Realtor?
Simplicity Real Estate Services contracts with Century 21 Findley when current clients elect to hire a Full Service Realtor. Simplicity Real Estate Services will credit the homeowner the amount of The Essentials package at the time of closing with the Full Service Realtor. Any items purchased in The Education or The Enhancements will not be refunded. Back to Top
